TSA Clackamas Corps Phase II
Description
This project revitalizes an existing 8,683 square foot building through thoughtful tenant improvements, coordinated site upgrades, and the consolidation of four tax lots into a more cohesive property.
The building will undergo a change of use, supported by seismic upgrades to safely accommodate a higher occupancy classification and increased occupant load. Exterior updates, including new doors, siding, and canopies with integrated signage, will refresh the building’s presence, while new rooftop mechanical units improve overall building performance.
Site improvements focus on accessibility, safety, and user experience. Updated landscape and hardscape, bike parking, site lighting, and new stairs and ramps will better serve the south and east entrances. A covered walkway canopy will connect the existing buildings from 8307 to 8495 SE Monterey Avenue, creating a more comfortable and continuous path of travel. The parking lot will be restriped to reflect the redesigned layout and relocated ADA parking.
The project also simplifies site circulation and long-term functionality through the consolidation of four tax lots. The existing 24 foot reciprocal crossover access easement from SE 85th Avenue to Lot 2200 will be removed and replaced with a 10 foot sidewalk and utility easement along SE Monterey Avenue, aligned with adjacent easements to create a more consistent and pedestrian-friendly frontage.
