Description
This two-story, 100 plus year old, unreinforced masonry building required seismic upgrade to allow for the development of mixed-use tenants including retail/restaurant and office on the first floor and live-work units on the second floor.
The adaptive reuse and remodel was complicated by the internal connections to adjacent buildings from the previous manufacturing and warehouse functions on this block. The balance of structural reinforcement with the need to maintain the building aesthetic was critical to the client, including maintaining exposed brick and creating new windows to align with the original geometry. This also included removal of second floor wood planks, installation of new seismic diaphragm, and reinstallation of the planks.
